Once you're pre-approved for a VA Loan, that means your income has been verified and you're ready to move forward. Then you receive a pre-approval letter from your lender so when it comes time to making an offer on a house, if you've got a pre-approval letter and the other bidder doesn't - who do you think the seller will be more interested in?

$8000 First-Time Home Buyer Tax Credit

In addition to using your VA Loan and saving money right away, you could also be eligible for the $8,000 tax credit offered by the government as part of the American Recovery and Reinvestment Act of 2009, but you and I still call it the Stimulus Bill. Here are a few of the criteria for qualifying for the tax credit:

  • It is for the First Time Homebuyer's ONLY. For this, the IRS defines a first-time home buyer as someone who has not owned principal residence during the three-year period prior to the purchase
  • The tax credit DOES NOT have to be repaid
  • The tax credit is equal to 10 percent of the home's purchase price up to a a maximum of $8,000
  • The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009
  • Single taxpayers with an income up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit
